§ 01 · The thesis
The edge was never the software. Everyone had the software. The edge was the judgment to point it at the one place a deal actually makes or loses money.

We are real-estate people first. We underwrite, we do not just advise, so we can tell what will move a deal from what merely demos well, and which vendor claims are real and which are marketing.

Then we structure the work to pay for itself out of a budget the firm already spends. The intelligence is not a cost line. It is a margin the deal was leaving on the table.
